The purchase of a home or commercial property is a huge investment of money and time. We want our property to perform to our hopes and expectations. We need and want to feel safety in our decision.

Many statements are made about property inspectors that you should evaluate. They usually fall into four categories:
“It’s new construction so you do not need an inspection” In our 18-plus years in business, we have found unfinished roofs, unfinished plumbing, incorrect and dangerous electrical writing, leaking shower pans…all in new construction. When will it be easier to get the work corrected? Before you close? Or after you have paid?
“You have a warranty so you don’t need an inspection.” Warranties can certainly be a benefit. Even the best warranties that we have seen, however, take a lot of time, never cover everything, and sometimes seem written not to cover items. As an aside, A to Z Inspections provides the best warranty for a home owner: We will buy the home back from you at what you paid for it if we miss anything that the standards of practice require. The only caveats are that you must live in the home, a real estate agent must be involved, and the warranty is good for 90 days.
“We’ve got an inspector that we always use.” Or “That company is a deal killer.” Be sure that you get an independent third party that is working only for your interest. As past president of our state professional association twice, I have certainly heard inspectors say that they work for the real estate agent because that is where they get their referrals. Nationally-known inspector Barry Stone, in his syndicated column, says that you should seek out the inspection company that is “too picky, a deal killer” and similar descriptors.
“There are other offers. You don’t want to blow the deal” If you let sales tactics stop you from performing due diligence, you will regret it later.

A Home Inspector Equals a Commercial Property Inspector? Think Again https://atozinspectionsok.com/a-home-inspector-equals-a-commercial-property-inspector-think-again/ Sat, 03 Feb 2024 17:58:11 +0000 https://atozinspectionsok.com/?p=1758

The basics are there, but you wouldn’t build a skyscraper on a house foundation.

Sure, a few very small commercial jobs are basically home inspections. The condo office complex would be an example. As size and complexity change, home inspection training isn’t sufficient to do the job.

The roof is usually the single most expensive component. It may be a built-up roof (BUR) aka the hot tar and gravel system, a metal panel roof system, a two-ply modified bitumen torch down rubber roof system, a single ply membrane (TPO, EPDM, or PVC system), or a spray polyurethane foam-based system. Inspectors do not learn how to properly inspect these systems by inspecting residential roofs. The only professional training and certification for commercial roofing that I am aware of is the HAAG Engineering certification. A to Z Inspections has this certification.

Chillers, fire suppression systems, structural steel/I-beams, huge electrical panels, cranes, walk-in freezers, well and septic, large swimming pools, elevators—these areas are not part of the standard experience or training for home inspectors. There is a vast difference in knowledge, experience, and education needed to properly perform a commercial property inspection. All inspectors hired by A to Z have the four-hour on-line “Commercial Inspector Certification” from InterNACHI, but that is wholly insufficient for serious commercial inspections.

A to Z Inspections as a serious, competent commercial property inspection company brings to the job:
Property Condition Assessment (ASTM-E2018) certification
HAAG Engineering certification for commercial roofing
Construction Degree from OSU
EPA Certification in Waste Water Treatment Systems
Thermography Certification
Experience

A to Z has inspected office buildings, shopping centers, apartment
complexes, refrigerated warehouses, mini-storage facilities, build-outs, car dealerships, metal bus barns, manufacturing plants, distributions centers, and multi-story hotels.

Look for these three things when securing a commercial inspection:
Credentials – Certifications, training, degrees
Experience with commercial inspections
Ability and willingness to bring in experts – elevator company, commercial electrician, large generator technician, commercial roofer, fire suppression systems company, plumber

    Commercial Inspections not a Major Cause of Deals Busting https://atozinspectionsok.com/commercial-inspections-not-a-major-cause-of-deals-busting/ Sun, 29 Oct 2023 15:24:00 +0000 https://atozinspectionsok.com/?p=1697

A National Association of Realtors survey revealed, only a small percentage of purchase contracts fell apart due to a thorough commercial inspection.

Inspectors are often feared as “deal-killers”. Very few sales fail as a result of inspections. A deal that failed because of negative inspection findings is probably a positive for the seller, buyer, and real estate agent. Finding problems before a lot of money changes hands most likely prevents losses, future lawsuits, and hits to an agent’s reputation.
“The best defense is a good offense.” A tough pre-listing (or seller’s) inspection will prevent the “surprise” negative inspection coming after all the parties have contracted. The seller can use the information to make repairs the seller wants to make and be prepared to discuss/negotiate the remaining.

Commercial property purchases are major commitments. Failure to secure the most thorough professional property inspection available is a failure to demand the due diligence we would normally exercise when purchasing a used car, selecting a physician, or considering an investment advisor.
A pre-listing/seller’s inspection by a tough inspector can make for smooth “sale-ing”!

All commercial inspections aren’t the same

While office buildings may be in the same neighborhood as residential houses, they need different types of inspections.

Is the commercial inspecction team you are interviewing certified for commerical properties?

Our team of InterNACHI certified commercial inspectors has: Inspected hundreds of commercial properties; The accreditation to inspect commercial grade systems including roofs, attics, parking lots, and kitchens, plumbing, HVAC, and electrical systems; Earned the prestigious HAAG Engineering commercial roof certification; Certifications in Property Condition Assessment (PCA) and in EPA waste water systems as well as lead-based paint inspections.
The average savings to the customer is 11.8% off the price that they agreed to. This figure is based on the items our commercial inspection in OKC found that needed to be repaired which could be negotiated to be repaired or negotiated to bring the price down. The advantages of using the Best in Oklahoma—A to Z Commercial Inspections is obvious but ask the home inspector you are considering hiring for your commercial inspection.

Triple-net Leases https://atozinspectionsok.com/triple-net-leases/ Sun, 13 Feb 2022 18:13:45 +0000 https://atozinspectionsok.com/?p=1779 NNN Leases: Due Diligence Requires Owner and Lessee To Get Thorough Inspections of Property

According to Motley Fool, a triple-net lease (“NNN lease”) is a form of real-estate lease agreement where the tenant or lessee is responsible for the ongoing expenses of the property, including real estate taxes, building insurance, and MAINTENANCE, in addition to paying rent and utilities.

Logic dictates that both the owner of the property and the prospective tenant should secure a physical inspection of the property to include the structure, the roof, the HVAC, electrical, and plumbing systems as well as evaluations for ADA compliance, fire marshal/fire suppression system requirements, and EPA/Phase 1 inspections. Don’t forget city (jurisdiction) confirmation that the intended usage is allowed.

Would you lease my car from me and be fully responsible for all maintenance and repairs for a lengthy period of time without having it thoroughly checked out?

Permit me to quote some pros:

“NNN lease investments: What Should You Do During the Due Diligence Period” by Westwood Net Lease Advisors, LLC, St. Louis, Missouri, says:
“An investor and his advisors complete four basic processes:
They examine features of the loan
    Physically inspect the property
Review the lease and title reports
Examine the seller’s books and records”

And from “Should a Seller Get a Property Condition Report?” By Joe Derhake:
    The property condition report is an important due diligence tool that evaluates the building improvements and systems at a commercial property. It answers the questions;
What is wrong with the asset now? And
What capital improvements will be necessary in the future?
A lot of owners say, “Let the buyer do their own due diligence,” which is what occurs the majority of the time. A buyer absolutely should do thorough due diligence!

But I actually think a pre-sale property condition report done by the current owner is a good value. ….Armed with this information, the pre-sale property condition report really increases the certainty and speed of closing.”

Of course, I agree with the pros. A comprehensive property condition assessment should be a part of a savvy buyer’s, seller’s, lessor’s, or lessee’s due diligence.
